What’s needed, how to send each one, and what happens once it’s in.

Your mortgage file, online. See where your file is and what is still needed, send your documents securely, reach your team and keep everything your broker sends you — on your phone or your computer. You sign in with your email, so there is no password to remember.
The portal shows estimates and illustrations to help you follow your file. Nothing in it is a mortgage approval or a commitment to lend; every mortgage is subject to lender approval and final terms.
Signing in, finding your way around, and adding the portal to your home screen. On a phone you will see the phone version; on a computer, the computer version.
A tour of your portal · 1:01 · Signing in, finding your way, and adding the portal to your home screen. See all ten guides ↓
Ten sections, from the day your file opens to the years after you close. Each one has a short video guide.
Where your file is, your closing date, and what is still needed from you. It is the first thing you see when you sign in.
Watch the tour (1:01) →The list of what is needed, a secure upload for each document, and tips for sending them. When everything is in, you press one button to let us know.
Watch the guide (0:50) →The stage your file is at, and a timeline of every step it has taken so far. It is there for information — it is not an approval.
Watch the guide (0:36) →Your broker, realtor and lawyer, each with a phone number and email. You can choose to let your realtor see your file’s stage and closing date — nothing else — and stop at any time.
Watch the guide (0:36) →Try a price, a down payment and your debts, and see where you stand in green, yellow or red. It is an estimate, not an approval.
Watch the guide (1:04) →The options side by side, with payment frequency and the payment schedule. They are illustrations, to help you compare.
Watch the guide (0:54) →How each home you have asked about fits, with an estimate of the cash you will need to close.
Watch the guide (0:53) →Signed documents and anything else your broker sends you, kept in one place and ready to download whenever you need them.
Watch the guide (0:28) →After closing: your lender, estimated balance, payment, renewal date, the mortgage’s details and an estimate of your equity.
Watch the guide (0:33) →Each month, your home’s estimated value, your equity, your balance and your renewal date, in one short report.
Watch the guide (0:33) →Each one runs about a minute and plays right here — the phone version on a phone, the computer version on a computer. Nothing loads until you press play.

A mortgage file holds some of the most personal paperwork you own. The portal is built around keeping it that way.
No password to create, forget or reuse. Each time you sign in, the portal emails you a one-time link — or a 6-digit code in the same email.
Nothing is shared with your realtor unless you switch it on in Your Team, and then only the stage your file is at and the closing date. You can switch it off at any time.
Your documents go up through the portal, each one uploaded securely, rather than travelling back and forth as email attachments.
The portal opens when your file does. Until then, the same kind of numbers are a click away.
Seven questions and a realistic price range, worked on the rules a Canadian lender applies.
Open the Pre-Qualification Tool →Nine Canadian calculators, from closing costs and land transfer tax to break or stay.
Open the calculators →The calculators on your home screen, with no account and nothing to download.
See the TFC app →A secure website where you follow your mortgage file: where it is, what is still needed, your documents, your team, and estimates of what you qualify for and how the options compare. After closing it keeps your mortgage details and everything your broker sent you, in one place.
No. You sign in with your email address. The portal emails you a one-time sign-in link, or a 6-digit code in the same email if you would rather type it in. There is no password to create, forget or reuse.
Yes. It works on a phone and on a computer. On a phone you can add it to your home screen, where it opens like an app. The tour video shows how.
You sign in with your own email, so the portal shows your file to you. Your realtor sees nothing from it unless you choose to share in Your Team, and then only the stage your file is at and the closing date, nothing else. You can stop sharing at any time.
No. Application Status is for information: it shows the stage your file is at and the steps it has taken. My Qualification, Mortgage Options and Affordability show estimates and illustrations. None of it is a mortgage approval or a commitment to lend. Every mortgage is subject to lender approval and final terms.
Yes. Files from your broker keeps your signed documents and anything else sent to you, ready to download. My Mortgage shows your lender, estimated balance, payment, renewal date and an estimate of your equity, and your monthly report adds your home’s estimated value.
Stephen sends you an invite when your file opens. Existing clients are being moved over in batches, so if you are already a client your invite may arrive a little later. If you think you should have one by now, call 519-500-1789.
Every guide also has its own page on the portal, at portal.thefinancialcollective.ca/guides, so try it there. Refreshing the page, or switching between Wi-Fi and mobile data, usually sorts out a video that stalls. If it still will not play, call 519-500-1789 and we will walk you through that part of the portal instead.
Start a conversation. When your file opens, your portal invite follows — and you can watch every step from there.
