Balance, term and renewal date in one place, so the debt side is not something you have to dig out of a lender portal.

Call, email or book a time from any screen. The point of the app is to get you to a straight answer faster, not to replace the conversation.

Being Straight With You

What it is not

Not an application

You can start one from it, but the app itself does not approve anything, price anything or commit any lender. Everything in it is illustrative until a lender says otherwise in writing.

Not fully offline

The app loads on a weak connection once you have opened it before. The calculators are live embeds, so they need a signal to run.

Not a replacement for advice

A calculator does not know your credit, your lender’s rules or what you are actually trying to achieve. It gets you to a sensible starting point, and then it is worth a conversation.

Questions about the app

What is the TFC app?

A mortgage toolkit that lives on your phone: nine Canadian calculators, a home value estimate, mortgage tracking, and a direct line to Stephen. It runs in your browser and can be added to your home screen, where it behaves like any other app.

Do I need to download it from an app store?

No. There is nothing in the App Store or on Google Play. You open a web address and, if you want it to stay, add it to your home screen from your browser. That takes two taps and installs nothing.

Do I need an account?

No. There is no sign-up, no password and no login screen. You open it and everything is there.

Does it cost anything?

No. It is free to use and free to keep.

How do I add it to my home screen on an iPhone?

Open the app in Safari, tap the Share button at the bottom of the screen, then choose Add to Home Screen. It will appear with the TFC icon alongside your other apps.

How do I add it on Android?

Open it in Chrome and you will usually be offered an Install button. If not, open the browser menu and choose Install or Add to Home Screen.

Does it work without a signal?

Partly. The app itself is stored on your phone once you have opened it, so it will load on a weak connection. The calculators are live embeds, so those need a connection to run.

Are the calculator results binding?

No. Everything is an illustrative estimate using Canadian semi-annual compounding on fixed mortgages, and is subject to full qualification and final lender terms. Nothing in the app is an approval or an offer.

Is it the same as the calculators on this website?

The same nine calculators, yes. The app adds the home value estimate, mortgage tracking, the reading section and one-tap contact, and it sits on your home screen rather than needing you to find the website.

Will it work on a computer?

Yes. It is built for a phone, which is where people actually reach for this, but it opens fine in any browser.
