Detailed Weekly Learnings

Week 1 — Collateral: Property Strength & Marketability

Property type, location risk, urban vs rural, single vs multi-unit, condo considerations, zoning/acreage, appraisal essentials, comparables, condition/marketability, collateral red flags, and how to write succinct collateral mitigation.

​

Week 2 — Credit: History, Depth & Behaviour

Reading Equifax/TransUnion, score drivers, utilization and recency, collections/R2s, re-established credit, inquiries, co-signers/guarantors, and credit narratives that build lender confidence.

​

Week 3 — Capacity: Income, Ratios & Documentation

GDS/TDS in practice, salaried vs hourly vs commission vs self-employed, pay stubs/T4/NOA/T1/T2125 basics, averaging logic, reasonableness checks, and catching weak documentation early.

Week 4 — Capital: Down Payment, Equity & AML

Acceptable sources, gifts vs borrowed funds, sale proceeds and equity take-out paper trails, large deposit documentation, AML awareness, and capital mitigation when funds are tight.

Week 5 — Character: Stability & Reliability Signals

Employment tenure, savings habits, disclosure quality, response times, document presentation, professional tone, and short, credible character paragraphs that matter.

Week 6 — The 6th C: Common Sense

The judgment layer that ties it all together: when to escalate, when to pivot lenders/programs, when to push or pause, exception strategy, reading lender appetite, and rebuilding borderline files live.

Week 7 — Case Studies Workshop

Three complete files (strong / borderline / weak). Collaborative teardown and rebuild. Live drafting of mitigation notes using the course template.

Week 8 — Wrap-Up, Standards & Certification

Personalized action plan, submission standards, how to maintain lender trust, continuing development plan, and next-step pathways. Certificate presentation.
